The room you should not forget when styling to sell in winter

By Janice Lopez

If you are selling your property in winter, you need the buyer to bask in the glow of possibility, despite the wet lawn and the dank dove grey of rain clouds above during open for inspections.

A warm wash of golden tones and colours seen in nature are in vogue this season and all it takes is a few quick fixes to refresh your property and illicit the all-important emotional reaction and connection from a buyer.

Emily Treganowan is the head designer at Aussie business Linen House and décor is her expertise.

Treganowan says that styling over these cooler months will incorporate tones from “dusky violet shades, warm brown hues, honey and sweet apricot accent colours”, with dashes of mauve pinks and jade greens.

Vendors came poetically take their inspiration from the sun setting.

“This is such a special and reflective time of the day when we return to our homes to nest and settle in for the evening,” Treganowan says. “There is such a comfort in taking a moment to appreciate the beauty around us and in our homes. There is a sense of nostalgia in our range, paired with the contemporary to create a fresh new mood.”

One in, one out

Treganowan is an advocate of this styling strategy, which is not unlike how you may curate a clothing wardrobe, making room for new looks.

“Small updates to your collection that work alongside what you already own and love is a great way to approach updating your home,” she says. “A new neutral cushion alongside a pop of a seasonal fashion colour that speaks to you is a great place to start.

“The master bed is such a central place in your home and a new quilt cover and cushion combo can give so much new life to your space. Don’t forget to leave your bedroom door open so you can enjoy it on the daily from other vantage points in your home.”

Softly spoken

Velvet was one a formal fabric, used in the “good front room” of your mum and dad’s house. But now, it can lend warmth and depth to contemporary home.

Treganowan recommends bringing velvet in with cushions and quilt covers, to exude a tactile response when prospective buyers drop in.

Stripes are in this season but classicists will rejoice because they never really go out of fashion. A thin stripe, which she has designed in this season’s bedding, pairs back with prints or single-colour fabrics. Alternatively, a chunkier stripe does a lot of heavy lifting when it comes to make a statement.

Be our guest

A sometimes forgotten room in the house is the guest bedroom. Give buyers a sense of a warm welcome and dress it with as much though as your own retreat.

Bathrooms can also be an inspiring canvas and are important rooms which deserve presentation.

Treganowan says just because it is a wet area does not mean you have to depart from your chosen palette in living and bedroom spaces. Tie them together for a cohesion buyers will notice and, if the bathroom is in need of a renovation, hints at what is possible.

“The bathroom can also be tied into your palette for your home with some simple updates,” Treganowan says. “A lovely hand towel or bathmat with a fresh posey in a lovely vessel can add interest and colour while your bathroom renovation dreams are waiting to come true.”
